Important Information About Our Plans:


RETURN POLICY:

Because of copyright laws and the possibilities of making additional copies of the plans you received, our plans may not be returned for credit or refund under any circumstances once the order has been processed. Please double check your selection before ordering.


COPYRIGHT INFORMATION:

When you purchase a set of plans, you are purchasing a license to build using those plans. This license gives you the right to build one home from the plans. You MAY NOT, however, re-sell or otherwise transfer the plans to someone else for the purpose of constructing a house.

Plans may be reproduced by the original purchaser or their contractor as much as needed. However, plans may not be re-sold or transferred to someone else in any manner.

Plans may be modified by original purchaser as desired. However, designs derived from our plans remain the property of Southern Heritage Home Designs and may not be re-sold or transferred to someone else in any manner.

Purchase of a Construction Set of plans grants the purchaser a Limited Build License to build one house from the plans.

Purchase of a CAD File Set of plans grants the purchaser an Unlimited Build License to build as many houses from the plans as you like.


BUILDING CODES:

Plans are designed to comply with the INTERNATIONAL RESIDENTIAL BUILDING CODE and were originally designed for conditions and requirements in the southeastern United States. These building codes may or may not be the same as the codes and regulations in the locale where the Customer will construct the plans. Because of this, we cannot guarantee that our plans will comply with all local codes and requirements in your area as they are drawn. You should contact your local building officials to find out what their requirements are before purchasing plans and beginning your project. This information is usually available as a brochure or hand-out, or on the agencies website. With this information, we can help you by modifying the plans to meet your local requirements, but you should take these steps before purchasing plans. If you're already working with a builder, they should already be familiar with any unique local requirements.

Heating and plumbing are not included with our plans. Often, different types of heating, cooling and mechanical systems are used depending on the local climate and other requirements. Your builder, working with HVAC, insulation and plumbing sub-contractors, should be able to design a system appropriate for your area.


Home Owners Associations and Architectural Review Boards:

Additional requirements may by imposed by HOA's or Architectural Review Boards. You may be required to modify your plans, so it is important to check with any such governing body before beginning design work.


Our plans do not include an Architects or Engineers Seal.

Because local codes and regulations and even methods of construction vary across the country, certain alternative planning may be necessary to adapt the plan to your area. Some municipalities may require plan review by a licensed Architect or Structural Engineer licensed in the state where the home will be built. After plan purchase from Mixson Graphics LLC, the customer is responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
